Details: Lake Rogers is a 237-acre lake in a mountain setting whose traditional primary recreational uses include: fishing, hunting, swimming and wildlife observation. These are some of the few remaining large lot lake frontage parcels available in the Flathead Region. These lots are partially timbered/previously logged and provide beautiful views of the surrounding country. The access road is county maintained and gravel. It is in good condition up until the last developed lease lot on the west shore of Lake Rogers . The remainder of the access route is a single-lane logging road available for seasonal use in its current condition. Power and phone would also need to be extended from the last developed lease lot on the west shore of Lake Rogers . Lessees would be responsible for road improvements and extension of utilities through an association.

Directions: Located on the south shore of Lake Rogers . From Kalispell: U.S. Highway 2 west approximately 15 miles, then left on Rogers Lake Road for 3+ miles; the road splits. Take the right fork and continue past the last developed residential lease lot bearing left roughly ½ mile to gate. Proceed past gate and use site survey and signage to identify lot locations.

Additional Stipulations:

  1. Any proposed residence will contain not less than 1,500 square feet of enclosed living space. The term "enclosed living space" shall mean that total area within the proposed residence exclusive of garages, open porches, decks, terraces, breezeways and basements.
  2. Only new material shall be use in any construction on any lot.
  3. The exterior of all new buildings and other structures must be completed within one (1) year after construction of the same shall have been commenced, except where such completion is impossible or would result in great hardship to the owner or contract due to strikes, fires, national emergency or natural calamities. No building may be temporarily or permanently occupied until the exterior thereof has been completed.
  4. No pre-built residential structure or house trailers may be moved to the subdivision whether temporarily or permanently.
  5. No basement, garage house, RV or temporary residence of any kind shall be used as living quarters during construction without prior authorization from the Department, and in compliance with applicable zoning regulations.
  6. No weeds or other non-native vegetation more than 12 inches in height, nor any other unsightly growth, shall be permitted to grow or stand upon any lot in the subdivision.
  7. It shall be the responsibility of each lessee owner to prevent the development of any unclean, unsightly or unkempt conditions of the residence or grounds on their lot which shall tend to substantially decrease the beauty of the neighborhood as a whole or the specific area.
  8. No outbuildings, including detached garages, shall be built prior to the construction of the main dwelling.
  9. Exterior building materials shall be brown earth tones comprised of wood or metal/vinyl grained finishes. Roof materials may be either metal or fire resistant shingles. Roof colors and materials shall be selected to avoid glare and blend in with the forested backdrop of each lot. Blue, red, orange, and yellow shall be generally prohibited.
  10. Lessee shall be a member of a south shore homeowners, association consisting of 5 members (with oversight from DNRC), whose primary purpose shall be to provide for the extension and maintenance of services (roads, electrical, telephone) to each of the five lots on the southerly shore of Lake Rogers.
